Q: My husband and I noticed that a large piece of land has been cleared recently on Livingston Road, just north of Mediterra and just south of Talis Park. Do you have any information on what is going to be built here?

A: Naples-based Distinctive Communities broke ground in July on The Enclave of Distinction, a 27-home development on Livingston Road just south of the Collier-Lee county line in North Naples.
Although Mediterra’s property wraps around the new project, the two gated communities are not affiliated.
“They are on three sides, but it’s a completely separate development,” said Matthew Fiterman, a managing member of Distinctive Communities, a family-owned luxury homebuilder.
The Enclave of Distinction will have both one-story and two-story single-family homes with a minimum lot width of 80 feet. The homes are designed by Stofft Cooney Architects of Naples on a site plan rendered by Q. Grady Minor & Associates of Bonita Springs.
“They are going to be nice, estate-style homes,” Fiterman said. “We have five different floor plans ranging in size from 3,200 square feet to just over 5,000 square feet.”
The community is being built on nearly 18 acres around Enclave Circle, a private road that will encircle a lake. The property will include two lakes and preserve areas that total 4.5 acres, plus additional green space.
The neighborhood’s price point probably will start at $1.5 million for the lot and home packages, which is in the ballpark of homes in Mediterra, Fiterman said. John R. Wood Properties will oversee real estate sales on location.
“We’re hoping to have our sales office on site toward the end of November so that we are there for season,” Fiterman said. “If we have all of our ducks in a row, we hope to be breaking ground on the model home at the same time.”
